How Does A Colorado Realtor Assist Buyers In Purchasing A Home?

When purchasing a home in Colorado, Colorado Agency Law provides two brokerage relationships from which a buyer may select. Below are the two options available. Once you begin the home purchase process, we will explain the options and talk with you about which working relationship is right for you.

BUYER’S AGENT - A buyer’s agent works solely on behalf of the buyer and owes duties to the buyer which includes the utmost good faith, loyalty and fidelity. The agent will negotiate on behalf of and act as an advocate for the buyer. A separate written buyer agency agreement is required which sets forth the duties and obligations of the broker and the client.

TRANSACTION BROKER - A transaction broker assists the buyer or seller or both throughout a real estate transaction without being a agent or advocate for any of the parties. No written agreement is required.

PURCHASING A BUILDER OR DEVELOPER’S NEW HOME - In Colorado, most major developers and builders cooperate with real estate agents. Using a Realtor will not change the new home purchase price. It is the same price regardless of whether or not you are represented by an agent. On-site agents work only as an agent for their builder/seller. It is important to have someone working for you. A real estate agent can appropriately represent your interests.
